What are you buying?

LIOQA resort is one of the first new concepts developed under Croatian T1/T2 zoning legislation. This law has been specifically created for the needs of new waterfront developments in touristic destinations. There are several significant differences between classic ownership in a construction (residential) zone and a villa located in T1/T2 zone. Here, the ownership and life are much more similar to a global resort than a regular Croatian street.

One of the main advantages is the possibility to be inside the closed gated neighborhood with 24/7 security and reception always at your service. Limitations on any exterior changes for owners guarantee that your villa and all the neighboring houses must stay the same as they were on the first day, without any other construction or rebuilding to be allowed.

Another novelty is the linked ownership of the property through a corporate structure. The property stays in your ownership through a company formed specifically for this purpose. This company is the legal owner of all relevant assets. One of the main reasons is to keep property consistent and owned by a single entity and avoid its future sub-division. To make this as easy as possible for you, we prepared a corporate ownership structure that would only require your signature. You can either appoint yourself or one of our nominees to act on your behalf in Croatia.

How does the purchase process look like?

At the time of the reservation, we will ask you to pay the reservation fee of 25.000 EUR upon the signature of the reservation agreement. This agreement is valid for thirty days and leaves you enough comfort to finalize the future sales and purchase contract with our sales and legal team.

After the signature of the future sales and purchase agreement, we will ask you to pay 30% of the total purchase price of your new villa. It means a payment between 480.000 EUR to 820.000 EUR based on your selected property price.

We will guide you through the selection process of our interior materials that our architects have carefully prepared so you can enjoy your house the way you prefer it. We also offer several upgrade packages for each villa. Depending on your needs, we will try to find the best match for you and your family, such as home wellness, home cinema, or mooring space for your boat inside the resort marina.

The remaining 70% of the property price is payable once your property is completed and delivered in Q2 2024. The final invoice will also include your selected upgrade options. Our legal team will prepare all the documentation and will do all the necessary registering so you can focus on what matters most – enjoying your new villa!
