LIOQA is a five-star luxury resort that comprises 21 individual villas with sea views, a private beach & a marina with 40 berths for boats. Everything is under management by a resort operator. The resort has facility management and is secured 24/7. A beach club with a pool and restaurant/bar and lounge is also part of the resort. The reception area is available for all owners and guests, and highly trained staff will assist with any requirements.

The resort is located directly on the coast, with its private marina and beach club. The distance to the sea from the villas is 50 to 200m.

Zadar has an international airport, so you can either use one of several airlines, charter a plane, or fly a private jet into the airport. Otherwise, you can arrive by car and use the short ferry service that takes approximately 20 minutes to get you and your vehicle to the island. The service operates almost every hour.
We plan to build a heliport approximately 2 km from the resort. Starting in 2023, there will be a heli-taxi operator offering five-minute helicopter transportation to the island directly from Zadar International Airport. For safety and privacy reasons, no heliport will be built inside the resort, but the resort staff will provide pickup and dropoff service at the island’s heliport for you and your family.
You become the sole owner of a villa and of a share on the resort plot equal to the m² of your plot out of the 25 plots. Plot adjacent to your villa will be reserved exclusively for your villa and cannot be accessed by anyone else. The same applies to other villas’ plots.
As co-owner, you become a member of the co-owner condominium, which is bound by a management agreement and a community agreement. Being part of a holiday resort differs from urban housing. Single management and linked ownership within the resort ensure unity within the resort, singular landscaping, professional maintenance, and a high level of services for resort clients.
All rights and obligations are explained in detail in the management agreement that you sign simultaneously with the purchase agreement of your villa.
It´s a one-stop shop for taking care of your property regardless of whether you are at the villa, or whether it’s high or low season. A company experienced with hospitality handles resort management, including bookings, check- ins and check-outs, property maintenance, housekeeping, landscaping, security, operation of the beach club and reception, administration of legal and tax obligations for SPVs that own villas, etc. The company also holds the marina and beach licenses.

Yes, you can add your property to our resort’s rental pool option, and we will offer it on the market and guarantee you the best market price, as well as the best experience for guests who use your property. Resort management also will ensure that no damage is done to your property. Upon request, we temporarily can deposit your personal belongings in the resort warehouse and return them to the villa after guests check out.
Yes. The law allows you to acquire property as a Croatian corporate legal entity. In this case, you would hold 100% of the shares in this company, and you would be the sole owner of the property and the share of the tourist resort plot. Our legal team is ready to explain to you the advantages and potential disadvantages of such ownership. Feel free to ask any questions to help you choose a proper ownership structure.
We take care of all the legal and regulatory requirements, and we set up the company for you through our international brand legal advisors based in Croatia. In cooperation with resort management, they take care of all corporate documentation, including submission of legal and tax documents. Your ownership is a truly hassle-free experience. If you decide to rent your property, our team not only would manage the bookings for you, but also would take care of all accounting and taxation issues to ensure legal compliance.
Yes, but we are here to help you with that. Whether you are a corporate or private entity, you are obligated to register for a Croatian tax number (OIB, Osobni identifikacijski broj). When seeking an OIB number, the request must be accompanied by a copy of your passport/ID or an excerpt from the commercial register. You do not need to be physically in Croatia to register.
The selling process comprises three main legal documents (contracts):
- a reservation agreement
- a pre-sale agreement (future SPA) signed online within 30 days after signing the reservation agreement and paying the reservation fee
- a sale and purchase agreement (SPA) signed within 15 days from validation of the final usage permit and other duty administration needed to get your property ready.
We ensure that all documents you sign through our online system are delivered to you personally by our courier and collected once you sign them. We use the DocuSign™ online contract management service, which is accepted under EU and Croatian laws as a legally binding signing process.
Yes, you can, either through a designer of your choice or our internal designer, Marissa Gallo and her famous Interiorisimo® studio. Our team is ready to coordinate all work needed to make your vacation villa your new home.
To minimize construction activity, after the resort’s completion, our team is ready to help you change your villa’s interior, according to your wishes during construction, but generally, there will be no option to do any loud work after completion of the resort.
We advise all our clients to make reservations only after they are absolutely sure that the particular villa meets all their needs, mainly size and position within the resort. We recommend that you go through the list of construction and finishing materials beforehand, as you’ll be required to agree to them during the reservation process. In any case, our sales team is ready to help you at any stage of the process.
You will need to pass your personal or company details on to our sales team, agree to our reservation agreement and our general terms and conditions, and pay a reservation fee.
The reservation fee for each villa is EUR 25.000, which is deducted from your final purchase price upon signing the future SPA.
After you make a reservation and pay a reservation fee, the property is immediately removed from the sales list and is reserved for you for 30 days. During this time, one of our staff members will contact you to review and online sign drafts of the pre-sale agreement. Consequently, you will be asked to sign all contracts with notarized signatures before returning them to us. We make the sales process as easy as possible for you, such as managing DHL couriers, but you must take some steps on your end to complete the sale successfully.
You pay 30% of the final purchase price within 15 days of signing the future SPA and related documents.
Your reservation fee of EUR 25,000 would be lost, and the property would return to the sales list on the project’s website and to all related brokers’ sales databases.
We do not use installment payments, so you pay the remaining 70% of the purchase price upon completion of the project in 4Q 2023.

The owners’ section is your one-stop shop to check construction status, get lists of materials and appliances, review all changes you requested on your villa, and access all legal documents and user manuals. We alert you with essential updates through notifications and emails during construction.

For EU citizens, we ask for ownership registration once we receive a signed sale and purchase agreement and total purchase price payment. Enrollment in the cadastral register takes up to 30 days. For non-EU citizens, after we receive a signed sale and purchase agreement, we ask the Ministry of Justice and Administration for approval of ownership transfer. This typically takes 30 more days. We handle all administration regarding the transfer. Once the cadastral register issues a land deed, you are the legal owner of your new property.
Yes, but not the whole purchase price. The deposit and the first part of the purchase price (30%) must be credited directly to our account. The rest of the purchase price may be paid using the services of a notary public or bank. The conditions for such a payment will be agreed on in the future SPA, and the SPA and fees for such service shall be borne by the client.
No. We, the developer, cover the actual property transfer tax as per legal requirements of the Republic of Croatia. Real Estate Transfer Tax (RETT) is typically 3% of the purchase price.
Yes, you can rent out the property as much as you wish, but this is possible only through the management company and its own reservation system. The management company takes care of check-in and check-out, housekeeping, safety, and making your villa renting a hassle-free experience while earning money for you.
No, considering that your property is located within a managed tourist resort, you are not allowed to make any changes to the property’s exterior to maintain a smooth and united look for all owners and visitors, as well as to maintain the architectural vision.
The management company holds the license for beach operations. All property owners have the right to use the beach free of charge as part of the agreement when purchasing the property.
